• How many photos can I add to my listing?
      Our standard MLS listing comes with 10 photos, however, you can upgrade to as many as unlimited photos with our Premium MLS Listing Package . The more photos you upload, the better! Photos help homes sell.

       

    • Can I change my Buyer Commission anytime?

NO. The only way we allow buyer commission changes, is by canceling the current listing and relisting (that does include a new Package Price).

 

  • Will my Flat Fee MLS Listing affect my Zillow listing?
    If you created a Zillow listing, your property is currently being displayed as a FSBO listing on Zillow. Whenever a home is listed on the MLS (whether it be a flat fee listing, MLS entry only or full-service listing), that listing will override and replace the previous listing created on Zillow. This is their standard process. Often times, the new MLS listing will generate more views and activity because more users search for agent listed homes on Zillow than FSBO.

 

  • How do potential buyers communicate with me?
    Your listing will include your contact information in the agent notes section of the MLS listing. Some buyers still may end up still contacting the MLS Broker and those communications (emails messages) will be forwarded to you. You can respond directly to the prospective buyers.

 

  • Will my contact information be visible on the MLS Listing?
    Your contact information will be visible on the MLS listing. However, only agents with access to the MLS and will be able to see that contact information. Agents who see your house on the MLS will have your contact information and can contact you directly.

 

  • Whose phone number shows up with my listing at Realtor.com and Zillow?
    Realtor.com always requires that the MLS Broker’s phone number be published with each listing. Inquiries received by the MLS Broker will be forwarded on to you. Zillow and other 3rd party websites pull a feed from the MLS and add your listing data, We do not edit or change Zillow Directly. Your basic listing on RealtyHero.com will continue to have all of your information and inquiries on RealtyHero.com will also be send directly to you.

 

  • Who shows my home to interested buyers?
    Once your listing is posted, to the extent your state permits, you will be primarily responsible for the logistics of your sale. This includes: scheduling and showing your home to prospective buyers, preparing and presenting any supplemental marketing materials, negotiating your deal and cooperating in all closing procedures.

 

  • Will real estate agents want to show my house if I list it with a Flat Fee MLS Broker?
    They will if you are offering a competitive commission for the buyer’s agent and the listing price is competitive. Any agent that is going to earn a buyer’s agent commission will be willing to show your home. For them it is no different than if it is listed with a competitor. However, it is important for your house to be priced competitively. A listing price that is too high will dramatically reduce the number of showings.

 

  • What commission rate do I need to offer a Buyers Agent if I list with the Flat Fee MLS Broker?
    You decide the commission, from 1 percent to 3 percent. We recommend offering buyers’ agents the traditional 2.5 or 3 percent buy-side commission. That means that you keep the 2.5 or 3 percent commission that usually goes to a listing agent, retaining that portion of your home equity for yourself.

 

  • Can I still market my home FSBO? If I find the buyer myself and there is no buyers agent involved, how much total commission will I owe if I listed with Florida’s Best Flat Fee MLS Broker?
    None! Yes, really! Nothing, Nada, Zilch.

  • How long does it take to get my listing on the MLS?
    Your listing will appear the same day or on the next business day, after you return the completed your online property details and forms to Broker.

 

  • Why do some houses not sell with the Flat Fee MLS?
    There can be a number of different reasons why this occurs, however, this is mainly due to the following: the asking price is too high; the offered commission is too low; the seller is not available for showings and is unresponsive to buyers’ inquiries; or there is an unaddressed material defect on the property.

 

  • What if we want to pull our home off the market?
    No problem! Simply click on the “customer change listing” button, and click on cancellation request with all owners’ signatures and we will promptly cancel your listing contract. Please note that you can not cancel a listing for the purposes of avoiding paying a Buyers Agent an earned commission. Once in fully executed contract with a Buyer and/or Buyers agent you will still be obligated to that sales and purchase contract and buyers commission.

 

  • What happens when my Flat Fee MLS Listing expires?
    Listings may be extended beyond the six months for a discounted fee. Please contact us directly regarding this.

 

  • What if we later decide we want to list our house with a Full-Service Agent?
    No problem! All you have to do is cancel your “Sell By Owner Flat Fee” , (Realty Hero) MLS Listing before signing with a full-service agent.   • Does the Flat Fee MLS come with a yard sign?
    No; however, we do sell yard signs on this website for a small fee, and they are shipped right to your house. The signs will be customized with your phone number. Or you can pick one up at one of our locations.

 

  • What if I need to cancel? Is there a cancellation fee?
    No problem! If you decide you do not want to move forward, and your property details has not been signed and sent, we will refund up to 15 days after your purchase. Once your are officially list on the MLS, the purchase is non-refundable.

 

  • Are you a licensed real estate broker?
